ZDRB: Meeting Notes – May 11

Jessup Cellars proposed a permanent shade structure for their building to replace temporary awnings. The GM, Tracy McArdle, of The Good Life Wine Collective, of which Jessup Cellars is a part, made the presentation. The members voted unanimously, with members Jordan and Miller having to recuse themselves due to their proximity to the business.

As we discussed before, 1905 Colombard Way was granted a variance to increase their Floor Area Ratio (FAR). This was the second hearing for a variance at 1869 Colombard Way for the same variance. 12 homes in the Vintage HOA match this floor plan. The Town Planning Staff proposed that this application blanket the 10 remaining homes in the HOA that match this floor plan in The Vintage subdivision along Oak Circle. The members voted unanimously in agreement with the Staff recommendation.

The ZDRB members spent discussion and time with the 1 Lande Way proposal to remove a two-car garage, replace it with a one-car garage and tandem parking, and install a pool. Member Cook had to recuse herself, and the remainder of the ZDRB discussed a general overview, feeling that the plans and renderings were not sufficient to make a conclusive decision. This on top of the fact that the pool encroached onto the setback, and the applicant’s presentation of part of the pool is more of a water feature and so, therefore, not really the pool encroaching onto the setback. The applicant stated the fence was not the true property, so there was not an encroachment.

Neighbor Billie Hewitt voiced public comment and her concern with removing part of the garage and putting another car on the street in an already busy area. The ZDRB voted 3 -1 to send the proposal back to the applicant and perform a survey for a true understanding of the property line.
